A Hill Country web studio
I'll build your website first. You pay only if you like it.
A real, complete site for your Hill Country business — yours to keep for a one-time $750. No deposit, no catch, no funnel.
No deposit, no obligation. You only pay if you keep it.

How it works
Four steps. The risk is all mine.
Tell me about your place.
A quick note — what you do, who you serve, a few photos if you've got them. No long forms, no discovery call.
I build the real site.
The actual website — not a sketch, not a mockup. Written for your business and made to look right on a phone.
Look it over on your phone.
You see it live, the way your customers will, before a single dollar changes hands.
Like it? It's yours.
$750, once, and it's yours to keep. If it's not for you, you owe me nothing.
The catch?
There isn't one. No fine print, no contract to start. I build it first; you decide. You're not signing up for anything to find out — and if it's not for you, you owe me nothing.

Why "Sunday House"
A small, well-built place that's truly yours.
Around here, a Sunday house was a little limestone place German families kept in town — somewhere of their own to stay when they came in for market, church, and business. Small, built to last, and theirs.
That's how I think about a website. Not a rented page on someone else's platform, not a profile you don't control — a real place of your own on the web, built well, and yours to keep.
What it costs
One honest price. Everything else is optional.
Optional — skip all of these, stop anytime
- Keep it online — I host it so it just stays up
- ~$12/mo
- Ongoing edits — new photos, hours, updates; you text me, I handle it
- ~$36/mo
- Domain management — I look after your web address for you
- from ~$4/mo
Want your visitor numbers later? I can switch on Google Analytics whenever you ask. Otherwise it stays off.
Who it's for
Made for Hill Country businesses.
Venues & ranches
Wedding and event places out on the ranch — where couples decide before they ever call.
B&Bs & cabins
Stays getting by on a Facebook page when guests are searching for a real place to book.
Tasting rooms
Rooms on the 290 corridor outranked by the wineries that have a proper site, when you don't.
Boutiques & shops
Main Street stores living on Instagram, with nowhere of their own to send a customer.
Spas & studios
By-appointment places that need to look calm and clear — and book — right on a phone.
Local food
Smokehouses, bakeries, and markets that deserve more than a third-party listing page.
Why a site you own
A page you rent isn't the same as a place you own.
A Facebook page or a booking-app listing can vanish, change the rules, or bury you next to your competitors. A real website is yours — it shows up when someone searches your name, it says exactly what you want, and nobody can take it down or charge you to be seen on it.
You shouldn't need to be "good with computers" for that. Bring me what you'd tell a customer who walked in at Market Days, and I'll turn it into a site that works.
Who you're working with
Hi, I'm Otto.
I make websites for folks around the Hill Country — the venues out on the ranch, the shops in town, the tasting rooms and B&Bs that have been getting by on a Facebook page. I think a small business deserves a real website it actually owns, and I think the honest way to sell one is to build it first and let you decide.
So that's what I do. Plain English, no pressure, and no deposit to get started — just give it a look and tell me what you think. If it's right, it's yours.
— Otto
Questions
Straight answers.
- Is the site really mine?
- Yes. It's a real website, built for your business, and it's yours to keep for the one-time $750. You're not renting it from me.
- Do I have to buy the monthly stuff?
- No. Hosting, edits, and domain management are all optional conveniences. Take any, all, or none — and stop anytime.
- What if I don't like it?
- Then you owe me nothing. I build it first precisely so you never have to pay for something you're not sure about.
- Can you use my photos or move my current site?
- Yes. Send me whatever you've got — photos, your current site, your Facebook page — and I'll work from it.
- How fast is it?
- Quick — I don't drag it out. You'll have a real site to look at before long, not weeks of meetings.
- What kinds of businesses do you build for?
- Venues and ranches, B&Bs and cabins, tasting rooms, boutiques, spas, local food — most any small Hill Country business. If you're not sure, just ask.
